A parking lot is a different piece of engineering from a residential driveway, mainly because of what sits underneath it and how it drains. Cars parking and pulling out load the surface differently than a driveway does, water has to be managed across a much larger paved area rather than shed off one slope, and the work usually has to happen while customers, staff and deliveries keep moving. We install new lots, resurface tired asphalt that is still structurally sound, and carry out the pothole and base repairs that keep an older lot safe between resurfacing cycles. A parking lot fails from the base up far more often than the asphalt itself wearing out. Getting the base, compaction and drainage right the first time is what decides whether a lot is still flat and usable in ten years or needs patching within two.
Six to eight inches of compacted base rock, deeper under drive lanes than under standard parking stalls.
Organic or soft pockets found during grading are removed and replaced rather than compacted in place.
A minimum one to two percent fall carrying water to catch basins, swales or drainage structures rather than letting it pool.

We lay out the paved surface to suit the intended striping plan and can coordinate timing with a striping contractor. We do not perform striping ourselves unless specifically agreed in your quote.

This is the build standard for a typical Lakeland commercial parking lot. Depth and base vary with the traffic the lot carries; a drive lane sees more repeated loading than a row of standard parking stalls, and is often specified deeper.
On a commercial lot, the sequence is planned around keeping the business open as much as the paving itself. Phasing, timing and access are usually as important as the asphalt mix.

A parking lot is not simply a bigger driveway, and pricing it or building it as one is where a lot of underspecified lots come from.
A residential asphalt driveway carries light, occasional traffic from one household and sheds water off one slope toward the street. A commercial parking lot carries repeated daily traffic from many different vehicles, needs a drainage plan across a much larger paved area, has to account for accessible parking and clear traffic flow, and very often has to be built or resurfaced in phases so the business using it keeps operating. The base and compaction requirements are typically heavier, and the layout has to work for striping, signage and how people actually move through the property. If the base underneath is sound and the damage is mostly surface wear, cracking and fading, resurfacing over the existing base is usually the better value. Widespread potholing, alligator cracking across large areas, or a base that has failed generally point toward full replacement instead. We assess the base before recommending either.
In most cases, yes. We divide the lot into sections so parking and access continue, and plan the sequence around your delivery schedule and busiest hours where possible. Full closure is sometimes unavoidable for a short period, and we will tell you upfront if that is the case.
We plan accessible parking and routes as part of the paving layout, but we do not certify ADA compliance. Requirements can depend on the property's specific use and any prior approvals, so where formal compliance documentation is needed we recommend involving the property's design professional or local building department.
We prepare the surface and coordinate timing with a striping contractor, but striping itself is not part of our standard scope unless it is specifically included in your quote. We can recommend a striping contractor we have worked with.
Roughly every two to three years in Central Florida, given the UV exposure and rainfall here. Sealcoating protects the binder in the asphalt and slows the cracking and raveling that eventually requires a full resurfacing.
